Exterior Facelifts That Pass Brand Drive-By: Signage, Porte-Cochère, Night Lighting

Curb appeal is a brand standard. How to prioritize signage, porte-cochère, paint, and night lighting so your midscale hotel passes the drive-by before interior PIPs finish.

Brand reviewers and guests form an opinion before they park. Exterior PIPs—signage, porte-cochère, façade finishes, and night lighting—are not “cosmetic extras.” They are the first fail point on a drive-by and the last thing guests remember when the lobby still smells like paint.

What “pass the drive-by” actually means

  • Primary monument / building signage lit, aligned, and brand-correct

  • Porte-cochère structure sound, soffit clean, lighting even

  • Façade color and material within brand refresh guidelines

  • Entry doors, hardware, and ADA approaches looking intentional

  • Night lighting that shows the brand mark and the path to the door—not a dark canopy with one burnt-out can

Interior renovations that ignore the envelope create a mismatch: new lobby, tired face. Guests notice.

Scope that punches above its budget

Relamping and aiming existing fixtures, cleaning or replacing canopy soffits, refreshing paint in brand colors, and fixing irrigation stains often move perception faster than a full reclad. Still budget structural or waterproofing surprises once you open a tired porte-cochère.

Exterior and arrival work show clearly in portfolios like Spark by Hilton, CO and Hampton Inn Woodstock—arrival identity is part of the renovation story, not an afterthought.

Coordinate with public-space interiors

If lobby glass and exterior lighting update together, night photography for brand marketing improves immediately. Sequence exterior painting around occupancy and weather; do not strand a half-painted elevation through peak season.

Owner action list

  1. Night audit with phone photos from the driveway and the street

  2. Signage permit lead times (often longer than FF&E)

  3. Brand-approved lighting temperatures and lumen targets

  4. Porte-cochère structural check before cosmetic spend

  5. Landscape and irrigation so new paint does not stain in 90 days
